Located in the heart of Korea Town-Los Angeles, this mixed use building contains 86,000 s.f. of retail and 118,000 s.f. of living spaces. The three accessible sides of the building are located on Western Avenue, First Street and Oxford Avenue.
The building program is organized by separating completely the residential component from the commercial. The 47,000 s.f. Market plus Retail on the ground level and the 39,000 s.f. of Shops on the first are located above 2.5 levels of underground parking with 484 stalls, which are accessible through two entries, located on Western Avenue and First Street. The Marketplace is accessible from Western and the shops above through an escalator that connects to the underground parking. The loading dock is located on the corner of First and Oxford with a "drive through" layout which allows 18 wheelers to unload in a completely enclosed space, controlling both noise and aesthetics for the neighborhood.
The Parking for residential units is located on level +2 above the shops and is accessible through a ramp entering from Oxford Avenue which is a residential road. The main entry for the apartments is also located on that same side of the building.
Above the parking the construction system changes from concrete to type V which is used for the three stories residential units. The U shape layout contains 190 units with a studio/one bedroom mix and embraces an outdoor garden accessible directly by the bottom level units and common areas such entertainment room and gym.
The residential elevator connects directly to not just to the parking below, but also to the marketplace and shops, making this community a self sufficient environment for the tenants.
